			<content:encoded><![CDATA[<p>We have lived here in Aspendale for 7 years, and we love it.  It is a small village just across the Mordialloc Creek.  Many people have it confused with Aspendale Gardens, but it would take us 10-15 minutes to drive from Aspendale to Aspendale Gardens.   Aspendale is a bayside suburb.  We have a lovely little shopping centre, that serves the local community well.   Across the railway line and Nepean Highway, is the fabulous Aspendale Beach.   A walk down to the beach whether in the morning or in the evening, and you will feel like you are a million miles from the city.   It is a beautiful clean beach, and is never ever crowded.   I just love it.
